Steps:
1. Confirm permit requirements before starting
Contact the local authority having jurisdiction (AHJ) or check the company's jurisdiction reference sheet to confirm whether a permit is required for this address. Log permit number on work order before touching any pipe.

2. Shut off gas supply at the appliance shutoff valve
Locate the manual gas shutoff valve on the supply line adjacent to the water heater. Turn to the closed (perpendicular) position. Sniff for gas odor before proceeding.
→ If valve won't fully close or is seized: do not proceed — call supervisor, tag the valve, and note in the work order. Do not attempt to replace the valve under live gas pressure.

3. Shut off cold water supply to the water heater
Close the cold water shutoff valve on the supply line to the water heater. Open a hot water faucet in the building to release pressure and confirm supply is off.
→ If the supply valve is stuck, stripped, or leaking from the stem: install a new ball-type shutoff valve before proceeding. Document and note the additional work to the customer before cutting pipe.
4. Drain the tank via the drain valve
Attach a garden hose to the drain valve or direct into a bucket. Open valve and drain to exterior or into a floor drain — do not drain onto carpeting or finished flooring. Open the T&P relief valve briefly to allow air into the tank to speed drainage.
→ If the drain valve won't open, is corroded, or begins leaking from the threads: use the T&P relief valve to begin draining. Flag the drain valve for full replacement in the work order notes.
5. Disconnect the gas line
Disconnect the gas flex connector at the appliance connection. Cap or plug the supply stub. Sniff for gas odor immediately after disconnection and again after 30 seconds.
→ If any gas odor is detected after the shutoff valve is closed: evacuate the work area, call the gas utility company, do not reenter until cleared. Do not proceed.

6. Disconnect the water lines (hot and cold)
Cut or unthread the hot outlet and cold inlet connections at the top of the water heater. If the tank is fully drained and relief valve is open, there should be minimal flow.
→ If the pipe condition at the connection point is corroded, heavily scaled, or visually questionable: photograph the condition, note it in the work order, and discuss with the customer before cutting — pipe replacement may be warranted and should be quoted separately.
7. Remove the old unit
Verify the tank is fully drained before moving. Use a hand truck — water heaters are heavy even when empty. Inspect the installation area (drip pan condition, floor integrity, clearances) before positioning the new unit.
→ If the unit is in a tight space requiring wall modification, door frame removal, or structural access: photograph and fully document all existing conditions before cutting anything. Get customer approval for any modification.
8. Install the new unit — connect water lines and check for leaks
Position the new unit. Confirm BTU/gallon rating matches the customer's order and the application specs. Connect cold supply and hot outlet using appropriate fittings and dielectric unions if connecting to dissimilar metals. Slowly open the cold water supply and check every connection for drips.
→ If any connection drips or weeps: close supply, tighten or replace the fitting before proceeding to any gas connection work. Do not proceed with gas line while there is an active water leak.

9. Reconnect the gas line and perform leak test
Install a new gas flex connector — never reuse an existing connector. Apply gas-rated pipe dope to all threaded connections. Reconnect at the appliance. Slowly open the gas shutoff valve. Apply soap solution to every joint, including the appliance connection and any union fittings, and watch for bubbles for a full 30 seconds.
→ If any bubbles appear at any joint: shut off the gas immediately, correct the connection, and retest. Do not proceed to pilot lighting until every joint passes the soap test with zero bubbles.

10. Light pilot / commission unit and test T&P relief valve
Follow manufacturer lighting instructions. Confirm pilot lights and main burner fires. Allow unit to reach operating temperature (minimum 10 minutes). Test the T&P relief valve — lift the lever briefly to confirm it opens and releases water, then seats again. Check T&P discharge pipe is directed to drain per code. Confirm hot water flows at a fixture.
→ If the unit won't light or throws a fault code: consult the manufacturer troubleshooting guide, log the error code on the work order, and call the lead tech before leaving the site. Do not leave a non-operational unit without documentation and customer notification.
